What Should You Disclose When Selling a Home in Stow?

I want to open this one with something that happened to me personally, because it is the reason I take this topic seriously with every seller I work with now.
Long before I was a licensed agent, I bought a home directly from the seller, with no listing agent involved and no residential property disclosure form filled out. I did not push hard for one at the time, and the seller did not offer one. It turned out the home had been condemned earlier in its history over foundation damage. That damage had been repaired before I bought it, but nobody told me any of that going in, and years later, other parts of the same foundation began to fail. I paid for that lesson directly, and it is a big part of why I do not let disclosure become an afterthought with any seller I represent now.
What Ohio Actually Requires
Ohio law requires most home sellers to complete a residential property disclosure form covering what you actually know about the condition of the property, not what a buyer might guess or assume. Selling a home "as is" affects negotiating leverage on repairs. It does not remove the disclosure requirement itself.
The categories that trip people up most are water intrusion, past foundation or structural work, roof age and any past leaks, and the condition of major mechanical systems.
Why This Matters in a Town Like Stow
Stow has a real mix of older, established neighborhoods alongside newer construction, so the disclosure conversation looks different depending on which part of town you're in. An older home usually means more line items worth thinking through before you list, not because something is necessarily wrong, but because more has had the chance to happen to the house over time.
What I Would Actually Tell a Seller
Do not wait for a buyer's inspector to find something before you think about what you know. Walk through your own disclosure form early, before you list, so nothing shows up as a surprise later in the transaction.
If you genuinely do not know the answer to something on the form, say so honestly. That protects you far more than guessing does.
