The new construction conversation I have with Solon buyers

Solon has always had a strong resale luxury market, and over the past couple of years I have watched more buyers ask specifically about new and custom construction instead. It is a fair question. When you are spending real money on a home in this school district, you want to understand exactly what a new build gets you that an established estate home does not, and where the premium actually goes.

What premium builders are charging for right now

New construction pricing in Solon reflects land cost, current building material and labor costs, and the finish level a buyer chooses. Buyers building at this level are typically paying for larger primary suites, higher-end kitchens with commercial-style appliances, and finished lower levels built to modern standards from day one rather than retrofitted later. None of that is cheap, and I walk every luxury buyer through what specific choices are actually driving the number up.

Where new construction sits in Solon geographically

The newer premium builds tend to sit on the remaining larger lots and in the newer pockets of the city, which means location trade-offs are real.
