Mentor families who moved here for the lake access don't usually want to give it up when they move up. The challenge is that inventory closer to the lake in larger family-home sizes is genuinely limited.

Three strategies we see work: first, move inland to one of the larger lots off Hopkins or Mentor Avenue and accept a 10-minute drive rather than a walk to the lake. Second, stay close and accept a smaller home but more frequent updates. Third, and increasingly common, find one of the newer construction homes in developments that include lake access amenities rather than direct frontage.

Each of these involves real trade-offs that go beyond price. The right choice usually becomes clear after a few honest tours and a conversation about what your family actually does on a typical Saturday in summer.
