Pull actual current rental comps for similar homes, build a real pro forma including Cuyahoga County property taxes, insurance, a vacancy reserve, and maintenance, and make your decision from that data rather than a gut feeling.

Solon's property taxes are meaningful, and they fund one of the strongest school districts in the state, which is exactly why tenants are willing to pay a premium to live here. Confirm the actual current tax bill on any address before you run your numbers, since it directly affects your net return.

What kind of property tends to perform best

Single-family homes in good, move-in-ready condition tend to attract the strongest tenant pool in Solon. Investors chasing a fixer-upper here often find the numbers don't pencil out the way they would in a lower-priced market, since the buyer pool competing against you for those properties is often an owner-occupant, not another investor.
