Chagrin Falls is unlike anywhere else in Northeast Ohio. The waterfall at the center of town, the walkable downtown with independent restaurants and boutiques, the wooded acreage of Kenston township, the architectural character of homes that range from 1890s Cape Cods to contemporary colonials. The Range of the Market

Our Chagrin Falls transactions this year spanned a remarkable range from a $600/month office lease just east of the Village, to a $742,500 contemporary home in The Preserve at Wakefield Run in Hinckley. The residential sales ranged from a 1890 Cape Cod steps from the Village ($495,000) to a fully renovated colonial on 3 wooded acres in Auburn Springs ($685,000) to a Georgian-influenced split level on 2 private acres in Bainbridge ($475,500). Average sale price for residential properties was approximately $352,000.


The Village Home: A Special Category

The 1890 Cape Cod on Philomethian Street, walkable to the Village, with a wrap-around porch and 130 years of architectural character, is the kind of property that doesn't have competition. You either want to live that close to the falls, the restaurants, and the community events, or you don't. Our buyer-side client who closed that purchase understood exactly what they were acquiring. It took time to find the right match, but that's the Village home market: specific buyers, specific homes, and patience.


The Auburn Springs Renovation

The renovated colonial on Auburn Springs Drive was one of our most comprehensive listings of the year. This wasn't a cosmetic refresh, it was a complete transformation: custom millwork, wide-plank hardwood floors throughout both levels, a gourmet kitchen with custom island and quartz countertops, a family room with custom fireplace and built-ins, an office with built-in desk, a master suite with soaking tub. All on 3 breathtaking wooded acres within Kenston.

New vinyl siding in 2024, new furnace in 2025. The work was done with intention and it showed. Closed at $685,000.


The Kenston School District Effect

Every residential transaction we completed in the Chagrin Falls area falls within the Kenston school district, and that matters. Kenston is consistently rated among Ohio's top school districts, and it exercises a meaningful gravitational pull on buyers with school-age children. Families who have done their homework on Northeast Ohio school districts often end up in this conversation: Solon, Orange, or Kenston. Each has its own character; Kenston offers the most rural and wooded setting of the three.


The Office Lease

On a different note entirely: we also leased an office suite at 255 Park Place just east of the Village with a private entrance and ots of parking, for $600/month. Small professional offices within walking distance of a genuinely vibrant downtown are genuinely hard to find anywhere in the suburbs. That's the Chagrin Falls commercial effect; even the commercial market benefits from the Village's magnetism.


What Buyers Want in Chagrin Falls

Based on our transactions this year, the Chagrin Falls buyer is looking for one of two things: proximity to the Village (walkability, character, community) or privacy and acreage (the deeper Kenston township properties with wooded lots and rural views). The buyers who find the market hardest to navigate are those looking for a conventional suburban home here; Chagrin Falls doesn't do conventional. That's the point.
