The inner ring of the eastern suburbs: running from Orange and Beachwood through Pepper Pike, South Euclid, Richmond Heights, and Moreland Hills, represents Northeast Ohio's most affluent residential corridor outside of Shaker Heights and the Heights communities. The Mike Team closed transactions across this full zone this year. Here's what we saw.
Moreland Hills
The Moreland Hills closing was one of our most significant buyer-side transactions of the year: a 5-bedroom, 4.5-bath Center Hall Colonial on nearly 2 acres, with a chef's kitchen, hearth room, master suite, 3rd-floor suite, partially finished lower level, and a 3-car garage wired for EV charging, all within the Orange school district. Closed at $795,000.
Moreland Hills is one of the few Northeast Ohio communities where the entry point for the market begins well above $500,000. The community's wooded lots, privacy, and Orange Schools create a buyer pool that is both specific and deep.
Beachwood
Two Beachwood transactions: a 4-bedroom Cape Cod that went under contract in 4 days at $513,000 (listing side) and a 2-bedroom condo at Stratton House on Chagrin Boulevard that sold at $138,000 (listing side). The contrast between these two transactions illustrates Beachwood's market breadth: from significant single-family homes sought by families targeting the school district, to condo-lifestyle buyers who want the Beachwood address without the maintenance.
South Euclid
A 4-bedroom colonial on Colony Road sold in 7 days at $200,000 (listing side), and we helped a buyer acquire a brick Cape Cod on Homestead Road in 8 days at $189,000. South Euclid-Lyndhurst school district, Cedar Road access, and price points that remain below adjacent community premiums make South Euclid one of the more compelling value propositions in the Heights corridor.
Orange Township — Residential Land
A 1.57-acre buildable lot in the Orange school district sold at $195,000. This was a buyer-side transaction for a client specifically seeking land within Orange's school boundaries: one of the most sought-after addresses for Northeast Ohio families, and a land opportunity that comes available infrequently.
Richmond Heights
A 3-bedroom, 1.5-bath ranch in Richmond Heights sold at $280,000. Richmond Heights sits in a geographic sweet spot between the I-271 corridor and the eastern suburb network, and its residential stock, well-built mid-century ranches and colonials, offers value relative to adjacent Lyndhurst and South Euclid.
Independence
A 3-bedroom, 3-bath ranch on a large private lot in Independence sold at $397,500. Independence is a distinctive market: the school district is excellent, the tax environment is favorable (strong commercial tax base), and the community is small enough to feel residential. A well-maintained ranch with nearly 2,200 sq ft on a private lot in Independence doesn't require much marketing.
Bedford Heights
A 3-bedroom ranch in Bedford Heights leased in 2 days at $1,600/month: fully updated, move-in ready. The speed of this lease (2 days) reflects the shortage of well-maintained, updated rentals across the southeast Cuyahoga zone.
