Lake County: Mentor, Willoughby, Willowick, Wickliffe, Painesville, Eastlake
Lake County continues to be one of the most balanced markets in the region; not overheated like Solon, not underpriced like parts of Cleveland, but consistently active with both move-up buyers and investors. Our Lake County transactions this year included a Willoughby condo (end-unit, 2-bed, $171,600 in 20 days), a well-maintained Willowick bungalow ($244,000 in 13 days), a quiet, dead-end ranch in Painesville that went under contract in 8 days ($250,000), and buyer-side wins in Wickliffe and Eastlake for buyers who moved quickly on move-in-ready properties.
The Willoughby-Eastlake school district covers most of these communities, and its consistent academic performance keeps demand stable. I-90 access throughout Lake County adds the commute flexibility that keeps buyers in the market even as prices have risen.
Concord Township

It's a community that attracts buyers who want more space and a quieter setting than the Lake County cities provide, without the full Geauga County commute.
Chesterland and West Geauga
Two Chesterland transactions: a 55+ manufactured home in Maywood Community ($55,000 in 15 days, we held the listing) and a 3-bedroom split level that went under contract for a buyer-side client in 14 days ($240,000). West Geauga's school district and the community's wooded, semi-rural character make Chesterland a consistent draw for buyers looking to step back from the suburban density of Lake County without going fully rural.
Ashtabula
A duplex in Ashtabula, 3 miles from Lake Erie, sold at $38,000. For investors building yield-focused portfolios in Ashtabula County, acquisition costs at this level against achievable rents produce returns that are difficult to replicate in Cuyahoga or Lake County. The market requires market-specific knowledge and active management, but the numbers work.
Knox County — An Outlier
A residential lot in the Apple Valley community in Howard, Knox County, sold in 4 days at $20,000. This is recreational/second-home territory: a planned community with lake access, regular assessments, and a buyer base looking for a weekend or seasonal property.
