The honest answer is that it depends heavily on which part of Aurora you’re looking at, and it’s worth a real conversation before you rule it out. I’d rather spend fifteen minutes on the phone with you being honest about your odds than let you assume an entire city is off limits based on its reputation alone.

Where the realistic entry points actually are

Away from the lake communities and the larger new construction, Aurora has pockets of smaller, older homes and condos that sit at a more approachable price point for a first-time buyer. These aren’t the listings that show up in Aurora’s marketing, but they exist, and they can put you in a highly regarded school district at a payment that actually works for a first home.
