Pricing an As-Is Home Correctly

The most common mistake with as-is listings is underpricing. Sellers assume that because they are not making repairs, they must heavily discount. But sophisticated buyers, particularly investors and experienced renovators, will discount the price themselves based on what they find in due diligence. The seller's job is to price the home fairly relative to its condition and let the market respond.

Overpricing an as-is home delays the sale and creates stigma as the listing ages. Underpricing leaves money behind that the market would have provided.

The Inspection Still Happens

Even in an as-is sale, buyers almost always include an inspection contingency. If the inspection reveals something that was not disclosed, or something significantly beyond what a reasonable buyer would have anticipated, the buyer may still have grounds to renegotiate or exit the contract. The as-is designation limits seller obligation but does not eliminate the inspection process or the seller's disclosure duties.
