Solon Sellers: Why Summer Buyers Are Different From Spring Buyers

If you've been holding off on listing because you think the spring selling season has passed, I want to offer a different way to think about it. Summer buyers in Solon are not the same as spring buyers, and in some ways, the summer pool is actually stronger.

Spring buyers in Solon include a lot of lookers. People who are thinking about it. Families who are curious but haven't made a firm decision. They'll go to open houses, make wishlists, and disappear. There's nothing wrong with that, it's how people shop. But it means spring traffic is inflated with a lot of non-committal buyers.

Summer buyers are different. By mid-June, the families who are serious about closing before August have a hard deadline. They have kids starting school in September. They've probably lost two or three houses already in the spring. They are not window shopping. When they write an offer in June, they mean it.

The other thing summer does is thin the competition. Some sellers who listed in April have already sold. Others are reducing. New listings in July and August will come, but right now, mid-June, there's a window where serious buyers outnumber the available homes in many Solon price ranges.

That window doesn't stay open forever. July gets slower. August gets slower. If you're going to make a move this year, getting your home on the market in the next three to four weeks is the call.
