Should You Make Repairs Before Listing Your Solon Home? Here Is How to Decide
 

One of the most common questions we get from Solon sellers is whether they should fix things up before listing or just sell as-is. There is no single right answer, but there is a framework for making the right call.

Start by thinking in categories. Cosmetic issues, like fresh paint, updated light fixtures, and landscaping, are generally worth addressing because they are inexpensive and have an outsized effect on how buyers perceive the home. Big-ticket items are trickier.

If you have a roof that is clearly at the end of its life, a furnace from 2004, or significant water intrusion in the basement, those are items buyers and their inspectors will find. You have a few options: fix them, price around them, or disclose and credit. Each approach has tradeoffs and the right one depends on your timeline, your budget, and your local market conditions.

Here is a useful test: will this repair cost less than the discount buyers will demand if I leave it? If the answer is yes, fix it. If the repair cost exceeds the likely negotiating hit, it may be better to reflect the condition in your price and market transparently.

One thing that rarely makes sense is doing a major renovation right before you sell. You almost never recoup full cost on a kitchen or bathroom remodel done specifically to sell. Small updates, yes. Full renovations, usually not.
