Should You Accept the First Offer on Your Solon Home?

A question that comes up more than sellers expect

Solon sellers occasionally get an offer within the first day or two of listing, and it puts them in an unexpected spot: excited, but also wondering if they should have waited for more. I've walked enough sellers through this exact moment to have a real framework for thinking it through.

A fast offer isn't automatically a bad sign

A quick offer often means your home is priced correctly and presented well, which is exactly what you want. It doesn't necessarily mean you left money on the table. In a well-prepared listing, a fast offer at or near asking price is frequently a sign the market did its job, not a sign you undersold yourself.

What to actually evaluate in that first offer

Price matters, but it's not the only thing. Look at the buyer's financing strength, the contingencies attached, the proposed closing timeline, and how it compares to your own needs. A slightly lower offer with clean financing and a flexible closing date can be worth more to you in practice than a higher offer loaded with contingencies.

When it makes sense to wait for more activity

If your home just hit the market and showings are still scheduled for the coming days, it can make sense to let the process play out a bit before accepting anything, especially if early buyer interest suggests you might see multiple offers. I'll tell you honestly if I think holding for a day or two makes sense given what I'm seeing in showing requests and buyer feedback.

When it makes sense to accept and move on

If the offer is strong, the buyer is well-qualified, and the terms fit your timeline, there's nothing wrong with accepting a good first offer rather than gambling on something better showing up later. I've seen sellers hold out for a marginally higher number and end up with a weaker buyer or a delayed closing, which cost them more in the end than they gained on price.
