"How We Work" Series — We'd Rather Be the Experts in a Dozen Cities Than Available Everywhere

"I work hard and I'm available 24/7" tells a client nothing:

I teach a class on this exact point, using a line that's stuck with me: riches are in niches. Every agent's marketing says some version of the same thing. Hard working. Available around the clock. Dedicated to clients. None of that is false, most agents mean it, but none of it separates one agent from another either. If every pitch sounds the same, a client has no real way to tell who actually knows their specific market better than the next name on the list. Saying you'll work hard for someone isn't a niche. It's the baseline.
Our niche isn't a buyer type, it's a map:
Niching down usually gets talked about in terms of a type of client, luxury buyers, first-time buyers, investors. We work with all of those. Our actual specialization is geographic. We've built Mike Team around deep, specific knowledge of Northeast Ohio, not a general claim to cover "the market" the way an agent licensed anywhere in the state technically could. That's a meaningful difference for a client, because market knowledge that's a mile wide and an inch deep doesn't help someone trying to understand what's actually happening on their specific street.
What "specializing in Northeast Ohio" means in practice:

This isn't a slogan, it's a defined footprint we work every week. Solon, Aurora, Twinsburg, Cleveland, Akron, Mentor, and Hudson are core markets we're active in every single week without exception. Around that core, we've steadily added markets as our reach has grown, cities like Chardon, Elyria, Ravenna, Berea, Madison, Northfield, Streetsboro, Brunswick, Pepper Pike, University Heights, Cuyahoga Falls, Avon Lake, Moreland Hills, and Wadsworth, spanning Cuyahoga, Summit, Lake, Lorain, Medina, Geauga, and Portage counties. That's a real, trackable list, not a claim that we cover "all of Ohio." When we say we know Northeast Ohio, we mean this specific footprint, and we can point to it.
City-specific knowledge is exactly where a generalist falls short:
I wrote recently about how point of sale inspection requirements vary by city, not by county, not by price point, and how something like a Cleveland Heights or Shaker Heights listing carries a requirement that a listing two towns over might not. That's a small example of a bigger pattern. Zoning quirks, inspection rules, typical days on market, what buyers in one suburb expect versus another, all of it is genuinely local. An agent trying to be everyone's agent everywhere can't hold that level of city-by-city detail in their head for dozens of markets at once. We can, because we've deliberately limited where we work so we can actually know it.
One shared framework, not one identical agent repeated:
Specializing in a region doesn't mean every agent on our team works the exact same way. What we do share is a framework, we call it Think Like an Owner, an Owner's View that weighs value, condition, cost, risk, and what happens next on every decision a client is facing. Inside that shared approach, individual Mike Team agents bring their own specialties, their own geographic strengths, languages, and professional backgrounds. A client gets the benefit of a consistent way of thinking about their transaction, paired with whichever agent's particular experience actually fits what they need.
My own credentials are not the same thing as the team's track record:

Part of being clear with clients means being clear about what belongs to whom. I'm a Broker Associate, and teaching that CE class is part of my own professional background. Mike Team's collective results, including more than 3,000 transactions closed as a team, are exactly that, a team result built by everyone working inside this framework across all these markets, not a number that belongs to any one of us individually. Keeping that distinction honest matters more to me than it might sound, because a client should know whether they're evaluating one agent's resume or a team's track record, and those are different questions with different answers.
Why this matters more than it sounds like it should:
A client doesn't hire an agent because that agent listed a lot of cities on a website. But when it comes time to actually rely on someone's read of a specific street, a specific city's requirements, or a specific pocket of this region, the difference between an agent who genuinely works there every week and one who technically could shows up fast. Specific and provable beats broad and generic every time it actually gets tested.
