West and Southwest Suburbs Real Estate in 2025: North Olmsted, North Royalton, Brecksville, Rocky River, and More

Northeast Ohio's western and southwestern suburbs run from Rocky River and Lakewood on the Lake Erie shoreline south through the established Cuyahoga County communities of North Royalton, Brecksville, and into Medina County. The Mike Team closed transactions across this full corridor this year. Here's a summary of what we saw.


Rocky River

A 4-bedroom, 1.5-bath colonial on Purnell Avenue in Rocky River sold at $385,000. Rocky River is one of the west side's most consistently desirable addresse: its school district is strong, the community sits on Lake Erie, the residential streets are beautifully maintained, and the downtown and lakefront districts are genuinely walkable. Rocky River real estate holds its value as reliably as any community in Cuyahoga County.


Lakewood

A 4-bedroom upper rental unit on Donald Avenue in Lakewood leased at $1,500/month: hardwood floors throughout, Lakewood's rental market being what it is. Lakewood generates among the most consistent rental demand of any community in Northeast Ohio, driven by the city's urban lifestyle, walkability, Lake Erie proximity, and appeal to young professionals and artists who want a neighborhood with genuine character.


Brecksville

A beautifully renovated 4-bedroom colonial in Brecksville's Deer Run neighborhood sold in 2 days at $500,000. Brecksville-Broadview Heights school district, sought-after neighborhood, renovated condition; this went under contract before most buyers even had a chance to schedule a showing. Brecksville consistently ranks among Ohio's best communities to live in, and its real estate reflects that.


North Royalton

Two North Royalton closings: a 4-bedroom, 4.5-bath colonial in a cul-de-sac ($599,900, buyer-side) and a large colonial in Oakridge Estates that went under contract in 5 days ($405,000, buyer-side). North Royalton School District, southern Cuyahoga location, and the quality of established neighborhoods like Oakridge Estates continue to attract buyers who want suburban scale at competitive prices.


North Olmsted

A new construction colonial on Bradley Road: 4 bedrooms, 2.5 baths, over 4,100 sq ft of custom-built space originally designed as a model home; it sold at $385,000. We held the listing. North Olmsted's school district and west side location make it attractive to buyers who want suburban space with Cleveland airport proximity.


Brunswick

A 3-bedroom ranch in Brunswick set back from the road on a private lot closed at $242,400 in 14 days. Brunswick continues to be one of Medina County's most active markets: accessible prices, Brunswick Schools, and easy I-71 access.


Oakwood (Bedford Area)
