Should Realtors and Wholesalers Work Together?
Wholesalers try to make a profit by locking up the seller at one price and shopping the contract around.
They are selling a contract, not an actual property. In Ohio, wholesalers are not allowed to use photos or exact addresses. Consult your Broker or an Attorney if you are in another state.
Wholesalers do not intend to close on the property. There is never such a thing as “as is”. Always encourage your clients to get a home inspection.
The biggest problem is that we don’t know what the wholesaler is telling the buyer or disclosing. Title companies may not allow wholesaling, a double closing may be needed.
